Buying Property in Canada from Sri Lanka: Eligibility and Checks

A practical guide for buyers based in Sri Lanka: Canada ownership restrictions, property checks, LKR payment planning and remote closing.

Reviewed October 27, 2026 · General education, not legal or tax advice. Check current rules before purchasing.

Can you buy from abroad?

This guide is for readers based in Sri Lanka considering land or property in Canada. Your location is not the same as your citizenship, immigration status, tax residence or source of funds. Those details, together with the property's location and classification, determine the checks you need. This is general education, not a country-specific legal opinion or a promise that you are eligible.

Canada's federal prohibition on certain residential purchases by non-Canadians is scheduled to remain in force until January 1, 2027. Exceptions exist, but being able to pay or forming a company does not by itself create an exception. The regulations no longer include vacant land in that federal prohibition; this is not permission to buy every lot, because provincial restrictions, agricultural rules and taxes may still apply. Have a local lawyer verify your eligibility before a deposit.

Separate ownership eligibility from property condition

Buying a home in Canada from Sri Lanka involves two independent checks: whether you may acquire it and whether it is a sound purchase. Determine the building type and legal classification before assuming a foreign-buyer rule does or does not apply. Request an independent inspection and identify occupancy, tenancy, repair and insurance issues. A seller's photos are not an inspection report.

For a low-priced home, check whether the advertised amount is the full purchase price rather than rent, an auction opening bid, a deposit or a share of ownership. Establish what is included in the sale and whether there are separate ground leases or recurring association charges. Compare the overall cost with your intended use, not just the headline price.

Plan for managing a building from overseas

If you will not live nearby, identify someone who can attend inspections, arrange urgent repairs and check the property after closing. Discuss vacancy insurance and local maintenance requirements with an insurer. If you plan to rent it, investigate licensing, tenancy law and non-resident tax obligations before counting rental income as available cash.

Cross-border payments and documents

If your funds are held in LKR, ask your bank for an itemized quote to deliver the required CAD amount. The quote should identify exchange-rate spread, transfer and intermediary fees, timing and source-of-funds documents. If your savings are in a different currency, use that currency instead. A country or city label does not establish a bank's limits or local outbound-transfer rules; check those directly before signing.

Prepare identification and any requested ownership or funds records early. Independently verify payment instructions with the closing professional through a known phone number, particularly after an email changes account details. Do not send a wire based only on an email or screenshot. Obtain a written receipt and confirm what the payment does—and does not—secure.

Taxes, reporting and immigration are separate

Canadian provincial foreign-buyer taxes and other ownership or vacancy charges can be separate from the federal purchase prohibition. Not every charge applies to every parcel. Buying from a non-resident seller or later selling as a non-resident can involve tax-clearance and withholding procedures. Ask your lawyer and tax adviser to identify the applicable rules, deadlines and records for the specific transaction.

Owning a home or land in Canada does not itself give you a visa, residency or a right to live or work there. Check immigration requirements separately before planning a move. Your home-country tax obligations may also continue. Keep advice about immigration, ownership eligibility and taxes distinct.

Your next steps

Choose a province or territory and municipality, define your intended use, confirm eligibility, commission independent checks and obtain a written closing-cost estimate. Only then decide whether the agreement and payment arrangements fit your budget. Deedgrove browsing is free; requesting a purchase requires an active membership. Availability and eligibility must still be confirmed for the individual property.
